Over the past few months of lockdown, we have been developing a detailed architecture and interiors package for the refurbishment and extension of an Edwardian family home in Maida Vale.
We were appointed for this project after our client’s secured planning consent, as they wanted more comprehensive and transparent pricing, and more oversight of the interior design and works procurement than the ‘design & build’ contractor they had originally approached could offer.
As architects in a traditional role we can ensure supervision and quality control over all aspects of the build and ensure that all the legislative requirements (such as planning conditions, party wall awards, building control and health/safety) are managed and discharged as/when required. This allows our clients to focus on the enjoyable aspects of the project such as developing the client brief, design discussions and making informed decisions about finishes, fixtures and furnishings.
Our initial design review identified a number of layout improvements that could be incorporated within the approved planning envelope, which we have taken forward into the detailed proposals.
We have also provided full interior design, joinery and hard landscaping details alongside an itemised specification and ‘schedule of works’, to ensure complete transparency of pricing by our recommended contractors.
Work on site is due to begin late-summer and we can’t wait to see the final result!
